Its Important for you to know that the owners of this house are your next door neighbor. We live 2 houses down the street and we will be able to assist you with anything you need. As much as we are honored to host you. We will not hesitate to ask you to leave if you break any of the house rules. Like having more people than what you indicated in your reservation, having a party or gathering at the house. the neighbors require us notify them the about the number of the guests staying at the house at the time of reservation. So they can ensure only those that are supposed to be on the reservation are at the house. Don’t reserve this place with another persons credit card. You will not be allowed to check in if the owner of the card is not checking in with you. If you reserve the house for 2 people and paid for 2 but end up having more people on arrival without paying for them you will be required to pay for the extra person/s on arrival before check in. If additional guest/s will be joining you during your stay, you would also be required to pay for their stay before arrival. It is important to maintain these house rules so we can better provide necessary supplies for you and your guests while you are staying with us. Sorry for some of the rules but we have had guest show up with 3 times the amount they showed on their reservation and we were not able to accommodate them and we cancelled their reservation. We love our guest/s and want them to have a good time and use all the house has to offer. We just don’t like when the property is trashed by guests who may be great, but their friends become a huge problem and trash the house. We just want only those that reserved the house to be the ones staying at the house. Guests should do the dishes they use or run the dish washer if they use a lot of dishes. There will be no smoking anywhere inside the house or there will be a charge of $150. Smoking is allowed only outside the property.

Please note you will incur additional charges for the following:

There will be a charge of $195 for lost house keys.

There will be a charge of $300 for smoking inside the house

There will be a charge of $300 for moving any furniture

There will be a charge of $500 if you have more than the number of the people on reservation stay overnight at the house.

There will be a $5000 charge for organizing a party at the home.

There will be a charge for breaking and stealing item/s not reported to the host

There is a cost for late check out if there is availability

There will be a charge of $500 for housing or bringing a pet to the house

There will be a charge for leaving excessive mess and stains that cannot be removed and reported to the host.

All guest must be at least 20 years old or above or Accompanied by an adult.

First floor: garage

second floor: Room with 2 twin beds + futon bed and bathroom in hallway

Third floor-front: Master with California king bed + chaise lounge bed and full bathroom

Third floor-back: another room with 2 twin beds + 1 memory foam mattress room sleeps 3 people. The adjacent room has a queen bed + 1more memory form mattress. This room also sleeps 3 people.

Living room couch can sleep additional 2 people if needed.

Centrally located. Many bars and restaurants nearby. Perfect for business travelers. Family members and friends visiting LA for any reason.

If you plan to visit places like Universal studios, Hollywood, Santa Monica or Venice.

We have a professional chef that can be hired to prepare fancy breakfast or dinner for guest/s or group. Starting rate is $350 but normally a 3-4 course meals. You can see attached menu for options.

IT IS VERY IMPORTANT FOR YOU TO KNOW THAT THERE IS ABSOLUTELY NO PARTIES OR GATHERING ALLOWED AT THIS PROPERTY OTHER THAN NUMBER OF GUESTS LISTED WHEN BOOKING WAS MADE. MANAGER WILL VERIFY AT THE TIME OF CHECK IN OR BEFORE ARRIVAL. IF AT ANY TIME AFTER BOOKING WAS MADE AND IT IS DETERMINED THAT RESERVATION OF THE PROPERTY WAS INTENDED FOR A PARTY OR GATHERING, RESERVATION WILL BE CANCELLED AND THERE WILL NOT BE ANY REFUNDS. WE HAVE HAD INCIDENTS WHERE GUESTS THOUGHT THEY COULD HAVE A PARTY AND NO ONE WILL FIND OUT. THE NEIGHBORS END UP CALLING THE POLICE AND EVERYONE WAS ASKED TO LEAVE INCLUDING THE PERSON/S THAT MADE THE RESERVATION. OWNERS LIVE NEXT DOOR. NEIGHBORS DO NOT ALLOW LARGE GROUPS OF ANY KIND AND WILL CALL THE COPS. YOU AND YOU GROUP WILL BE ASKED TO LEAVE AND THERE WILL BE NO REFUNDS ISSUED. YOU CANNOT ALSO EXCEED THE NUMBER OF PEOPLE THE SPACE WAS ORIGINALLY RESERVED FOR. IF YOU DO, YOU WILL BE CHARGED FOR THE ADDITIONAL PERSON/S.

This location is close to a lot of great bars and restaurants. Average home in this area is $1.5 Million. The neighbors will not tolerate or allow parties. I can assist you in getting reservation at any club you want in LA with up to 200 guests. This property is strictly for sleeping for the number of guests it was intended for. If that amount is exceeded without owners knowledge before check in. It will be considered a breach of contract and guests will be asked to leave without refund. We want our guests to be able to enjoy the company of their friends and family. We also want our neighbors to enjoy peace and quietness when they are home with their families and not be disturbed. This is not too much to ask. Monthly rate $8000. Weekly rate $2300. This home is located south of Ventura Blvd. in a very exclusive neighborhood. Close to 101 and 405 fwys. Near Hollywood, Universal Studios, Beverly Hills, Santa Monica, Malibu. Walkable to shopping, famous restaurants, and bars. It is over 2,500 square feet of living space and features one of the most gorgeous views of the valley. Location is perfect for business travelers, families, romantic getaways, and reunions.
